How to effectively and stress-free sell a property in one of Europe's most prestigious regions

Selling property in Marbella – especially premium class – is more than just a transaction. It’s a process that requires a strategic approach, local knowledge, international reach, and full support. At La Fuente Real Estate, we’ve simplified this process so you can go through it with complete peace of mind, from the first step to signing the notarial deed.

Step 1: Choosing the right partner

Why exclusivity and experience matter

The real estate market in Spain operates differently than in many countries – there is no mandatory license for agents, so choosing a professional partner is crucial. Over half of the buyers in Marbella are international clients – reaching them requires both precise marketing and deep knowledge of the local market.

That’s why it’s so important to choose an agency that works on an exclusive basis. This guarantees full commitment to selling your property, maximum exposure, and an individual approach – not just another listing in a database.

Step 2: Preparing the property and documents

Professionalism begins with organized paperwork

Before we list the property for sale, we need several key documents:

  • Deed of ownership (escritura)
  • Utility bills
  • Proof of IBI payment (property tax)
  • Information on homeowners’ association fees
  • NIE number and a copy of passport or ID card

We will also help you prepare a report from the Land Registry, a certificate of no urban planning violations, property plans, and an energy performance certificate. Based on this, we will establish a marketing strategy and an offer price.

Step 3: Strategic exposure

Your property deserves more than just a listing

Every property tells a story. Our goal is to make it visible – and memorable.

We create a personalized marketing campaign including:

  • Professional photo shoots and videos
  • Sales descriptions focused on lifestyle
  • Publications on international premium portals
  • Social media and newsletter campaigns
  • Open house events, private showings, exclusive brochures
  • QR codes and offline signage (property flagging)

All this to attract not random viewers, but real buyers.

Step 4: Presentations and private visits

Precisely planned meetings with sales potential

After the opening campaign, we invite selected clients to the property – without chaos, without unnecessary visits. We coordinate each showing, also working with trusted cooperating agents.

Thanks to precise preparation and home staging tips, we maximize the property’s attractiveness. This creates an atmosphere of exclusivity and promotes faster purchase decisions.

Step 5: Negotiations and offer acceptance

Your interests always come first

When offers come in, we conduct the negotiations. Buyers often start with lower proposals – our agents know how to lead discussions so that you get the best possible price and terms.

With every decision – whether to accept an offer, negotiate further, or wait – you receive our advice and support. The final decision always belongs to you.

Step 6: Legal aspects and agreements

Secure sale with professional support

After accepting the offer, a reservation agreement (contrato de reserva) is signed, containing the agreed transaction terms. Then, the preliminary agreement (contrato privado) is signed – usually with a 10% deposit of the property value by the buyer.

At this stage, we recommend the support of a lawyer who will take care of formal aspects, conduct due diligence, and secure the interests of both parties.

It’s worth remembering: after signing the preliminary agreement and paying the deposit, withdrawing from the transaction involves financial penalties – unless technical or legal inspection reveals serious irregularities.

Step 7: Closing the sale

Finalization at the notary and property handover

The final stage is signing the notarial deed (escritura pública) at the notary. At this point, formal transfer of ownership takes place, and you receive payment according to the agreed terms.

Your formal obligations end, and our specialists and your lawyer will ensure that everything is properly registered in public registers.
